Land for Lease in Georgia — Prices and Terms 2026

"Land plot for lease" — a wording that comes from the Civil Code: land is given in lease (ijara), while an apartment is rented (qira). On sivrce, lease is a separate category, so you can search for land apart from apartments.

Lease vs rent — the difference

Under Georgian law, a lease (ijara) mostly covers land and agricultural property and is concluded on an annual cycle, while rent (qira) applies to buildings, paid monthly. The practical difference: a lease agreement fixes the intended use (farming, greenhouse, pasture), the right to irrigation water, and a term aligned with the harvest cycle.

What land lease costs

The annual lease of agricultural land in Kakheti and Kvemo Kartli runs 300 to 800 dollars per hectare; a plot prepared for a greenhouse costs more. In Tbilisi's outskirts (Mtskheta, Rustavi, Marneuli) the price is higher because of the proximity to the capital. Commercial lease (warehouses, manufacturing) is calculated per square meter and depends on the district.

What the contract must include

The term and renewal conditions, the annual fee and payment schedule, irrigation water and road access, and a prohibition or permission to change the intended use. Register the agreement in the Public Registry — for a term longer than a year this is mandatory and protects you against third parties. In sivrce's lease listings, area, intended use and location are separate fields — with filters you will find exactly what you need.
