Ureki is a Black Sea resort in Guria, set between Shekvetili and Grigoleti and known for its magnetic sand and pine belt: a quiet, family-oriented and fast-growing stretch of coast.
Market: guesthouses, small hotels and the first apartment complexes. Prices are still below Kobuleti and Batumi, but growth is fast, so buying early secures a better price.
Location: about 25–30 minutes to Batumi Airport and 20 to Poti, with the highway running past the village. Families arrive in summer and it quietens down in winter, making this a seasonal model.
Before buying, verify the actual distance to the sea using cadastral data. The "magnetic" sand is partly marketing, but the demand is real and supports prices. On sivrce, Ureki appears under the Guria filter.
The sand contains a small amount of magnetite and has a sanatorium tradition. Its medical effect is debated, but tourist demand and prices justify the reputation.
Both sit on the same sandy strip. Ureki is livelier and more established, while Shekvetili has new large complexes. Early-stage prices can still be found in Ureki too.
