How is the estimate calculated?
When at least 5 similar apartments are for sale in the district, we take their median price per m² — first narrowing to the same condition, the same neighbourhood and a similar size, and dropping obvious outliers. When there are too few, we use the district average published by Galt & Taggart. Result = price per m² × your area.
How accurate is it?
It reflects asking prices, not registered transactions — sale prices often land a little lower. The range shows the real spread of similar apartments. When data is too thin, we show no estimate at all.
Why might my apartment differ?
Floor, view, building age and quality, renovation, parking and paperwork move the price a lot. For a mortgage or legal purposes you need a licensed appraiser’s report.

How often is it updated?
Active listings hourly; published market data whenever a new report comes out. GEL amounts use the National Bank of Georgia rate.
