The public deed before the cantonal notary is constitutive — without it there is no sale. Between reservation and deed: the register extract showing charges and easements, the renewal fund balance, the house rules and the last owners’ meeting minutes.

Closing costs run around 1% all-in for notary and registry on a typical purchase — the lowest friction of any market on this site, which is exactly why the entry price is the highest.

Mortgages are the Swiss specialty: 20% equity standard, affordability stress-tested at imputed rates near 5%, and amortization rules that reward advice before the reservation deposit.
