England and Northern Ireland pay SDLT; Scotland pays LBTT on its own bands and binds at missives, not exchange. Edinburgh and London are not the same transaction with different weather.

Most central stock is pre-1919 tenement flats. Roof, close and structural repairs are shared across the stair under the title deeds and the Tenements (Scotland) Act, and one absent or insolvent neighbour can stall a necessary job for years.

The West End and the Southside carry the premium and the depth; the East End is cheap with a genuine condition tail. Glasgow also operates the Scottish short-term let licensing scheme.
