Black frame vs white vs green — terms that appear with every new building and confuse every buyer. In reality the logic is simple: the color = the degree of readiness.

What each one includes

Black frame — a concrete box: walls, windows, an entrance door, utility pipes up to the door. Nothing inside. White frame (white skeleton) — plastering, floor screed, electrical wiring, plumbing points. Not ready to live in, but renovation costs 2-3 times less than from black. Green frame — white + a heating/cooling system and often waterproofing of the wet rooms. Practically "almost ready".

The price difference

In the same building the difference between black and white is 100-200 dollars per square meter, between white and green — 50-120. A full (capital) renovation costs 250-450 dollars per square meter — so black + renovation often works out more expensive than white, if you pay the contractor "from zero".

Which to buy

Budget limited and time on your side — black, but with a renovation estimate made in advance. You want your own design but the base work done — white (optimal for most). You want to move in soon with minimal renovation — green. For renting out — white or green: the months spent renovating a black frame are lost rent.
