Georgia is one of the most liberal countries in the world for foreigners buying real estate — no citizenship or residency required, just a passport.

What a foreigner can buy

Any residential or commercial space, a plot of land (agricultural land carries restrictions). A permit is required only for agricultural-designation land.

Fees

When buying there is no transfer tax. The Public Registry fee is fixed: ₾150 (4 working days), ₾270 (1 day) or ₾350 (same day). A notary is optional. Annual property tax is small.

Residency through real estate

An investment of more than 150,000 US dollars in real estate grants the right to a Georgian residence permit (for 1 year, renewable). More than 300,000 dollars — a 5-year residence permit.
