The property market is relatively small, as the city's historic status limits large-scale construction. Apartments and private houses are available, and plots with vineyards and gardens are popular with second-home buyers.
Mtskheta is a 20–30 minute trip from Tbilisi by road and rail. That makes it popular with buyers who want to live in a quiet historic setting close to Tbilisi.
Cultural heritage: Svetitskhoveli, Jvari Monastery (above the confluence of the rivers), Samtavro and Shio-Mgvime. The city is one of the main destinations for tourism in Georgia.
The historic core has strict restrictions. New homes appear mainly on the edge of the city and in villages of Mtskheta Municipality.
