Sighnaghi

Sighnaghi is Kakheti's walled town overlooking the Alazani Valley. Buyers here are not after a city apartment but a house with a balcony, a wine cellar or a small hotel on an old street.

Inventory is limited: restored brick houses, new cottages outside the walls and the occasional apartment. Tourist rentals fill up at weekends and during the grape harvest. Prices per square metre are higher than in Telavi, because the view and the walls carry a premium.

Sighnaghi is about 2 hours from Tbilisi, close to Bodbe, Telavi and Kvareli. Water and parking in the old town are limited — a real constraint, not a minor detail.
