Poti is a Black Sea port city and Georgia's largest maritime gateway. Set on the Colchis Lowland at the mouth of the Rioni River, it combines historic heritage with a modern logistics economy.
The property market consists mainly of Soviet-era apartments and new houses. Prices are among the lowest of any coastal city, which attracts budget buyers and investors tied to the port infrastructure.
The Port of Poti and its Free Industrial Zone sustain a steady job market. Batumi is about 1.5 hours away, and Kutaisi International Airport is 45 minutes away.
Sights include Kolkheti National Park, Poti Fortress and the Cathedral of Saint Simon the Canaanite, one of the oldest Christian buildings in Georgia.
Poti is inexpensive for a coastal city, and the port creates steady rental demand. There is no speculative growth on the scale of Batumi; people here buy to live or to work at the port.
By rail or by highway heading west. Kutaisi Airport is about 45 minutes away, and Batumi about 1.5 hours.
