Inventory: family-run hotels, new cottages with panoramic views and older houses in the centre. Prices are tied to the view — Gergeti is the premium location. The season runs on summer hiking and winter visitors coming over from Gudauri. The road over the Jvari Pass closes in winter.
Kazbegi is 3–3.5 hours from Tbilisi and 45 minutes from Gudauri in good weather. The Russian border is close by, which brings both traffic and risk.
