Market: new resort complexes and older village houses with gardens. New-build space starts at $700–900/m² — the lowest seaside market in Georgia, because construction is at an early stage and demand is lower than in Batumi. Always check handover dates — some buildings have been pushed back to 2027.
Location: the beach is within walking distance, Green Cape and the tea plantations are nearby, and the highway keeps Batumi connected year-round. Families arrive in summer, while the town empties in winter — the rental model is seasonal, not year-round as in Batumi.
Before buying, verify the building permit and the distance to the sea according to the cadastre — rules change within the coastal strip. On sivrce, Chakvi listings appear together with the Kobuleti filter.
Entry in Chakvi is much cheaper (from $700/m²) and there is growth potential, but rentals only work in season and the infrastructure lags behind Batumi. It is a high-risk, high-potential choice — Batumi is a year-round rental market.
