Ambrolauri
Ambrolauri is the capital of Racha-Lechkhumi, at the confluence of the Rioni and Tskhenistskali rivers: the home of Khvanchkara wine, with its wine cellars and views of the Greater Caucasus.
Market: timber and stone houses, plots with vineyards and inexpensive land, with some of the lowest entry prices of any regional centre. Wine tourism is lifting demand, with Khvanchkara, Tvishi and Alpana all close by.
Location: about 1.5–2 hours from Kutaisi over the Nakerala Pass. A small airport has periodic flights to Tbilisi. Mountain passes are sometimes closed in winter.
Before buying, verify the land category (agricultural or residential) and access to irrigation water; on a vineyard plot these are the main drivers of price. On sivrce, Ambrolauri appears under the Racha-Lechkhumi filter.
Frequently asked questions
Is it worth buying a vineyard plot in Racha?
Entry is cheap and the Khvanchkara name draws wine tourists, but income is seasonal and seasonal road access is a constraint. It is a long-term, low-budget bet.
Is Ambrolauri airport operating?
It is a small airstrip with periodic flights to Tbilisi. The schedule changes, so check the current status before buying.
