Goderdzi is a young ski resort in Adjara on the Goderdzi Pass, at about 2,000 metres on the Kobuleti–Khulo road. It offers a long snow season, freeride terrain and a market that is still taking shape.

Market: guesthouses, a first generation of hotels and land plots — there are no apartment buildings yet. Prices are significantly lower than in Gudauri and Bakuriani, because the resort is at an early stage of development; growth follows the expansion of the road and lifts.

Location: about 2.5–3 hours from Batumi via Khulo; in winter the pass is either snowed in or kept open by snow-clearing machinery. In summer, mountain lakes and historic fortresses are nearby — giving it potential for two-season tourism.

Before buying, verify the land category and cadastral registration — mountain villages often have agricultural land without residential designation. On sivrce, Goderdzi appears in the Adjara mountains filter.
